Business rates appeals
Since April 2017, many Nurseries have seen marked increases in their business rates bills but both they and their Agents have been frustrated by the complexities of the new Check, Challenge and Appeal (CCA) process. JMA is one of the few firms that has been able to take cases through the CCA process and secure backdated refunds of up to 40%.
2023 Revaluation
Currently we are in the 2023 revaluation, with rental values of nursery being based on 1st April 2021 rental values. However, time is running out with the impending 2026 revaluation due in 1st April 2026.
In some cases, refunds can still be sought to 1st April 2023, but many will likely miss out from not acting in time.
2026 Revaluation and ‘Duty to Notify’
New rateable values are due in April 2026 on which bills will be based until April 2029, but strict time limits are likely to be put in place that most will miss.
Similarly, the new “stealth tax” of ‘Duty to Notify’, is also due in 2026 that will catch out the unwary.
Many of our rating clients have been with us since 1991 and rely on us to take action to minimise their liability.
Rent reviews and lease renewals
As it is difficult for Nurseries to get hold of rental details of other nurseries, they are at a disadvantage when it comes to rent negotiations.
We have our own database of evidence and HM Land Registry licenses that give us access to the low and the high rents, rather than just the “high ones” that the landlords Agents will show you.
